A building which used to house one of Paceville's most iconic eateries may be torn down and replaced by a block of 73 apartments if a planning application filed earlier this year is approved by the Planning Authority.
For many years, one of Paceville's most well-known eateries, 'The Avenue', was located on the corner of Triq Paceville and Triq Gort in St Julian's, until it closed down and relocated two and a half years ago. Today, The Avenue is located up the road inside One Portomaso.
It had occupied its previous space for some 35 years before it closed its doors for the last time on 25 August 2022. The outlet was never replaced, and now the company which runs the restaurant is looking to demolish the old building and replace it.
The Avenue Ltd, which has applied for the permit on behalf of Charles Mangion, is seeking to demolish the existing property and replace it with a building with four underground levels, a commercial ground floor and six floors of apartments.
The existing building - besides having hosted the restaurant - already had a residential element to it, with apartments being situated on the first, second, and third floor, with a penthouse then situated at roof level.
However the new building envisions a significant increase in scale.
The development proposes four basement levels which together will hold 75 parking spaces, while a semi-basement level will be dedicated to hosting a restaurant with a commercial space of just under 400 square metres.
A second restaurant is envisioned for the elevated ground floor level - this time with 275 square metres dedicated to it - while there are also five residential units situated on this floor.
Across both those levels there are three areas dedicated to outdoor tables and chairs for the two restaurants. One of those areas is situated on Triq Paceville and the other two are on Triq Gort.
The underground parking complex will be accessible via a ramp on Triq Paceville.
The remaining 68 residential units in the project are situated between the first and sixth floors, with the sixth being a receded floor. The roof level is then exclusively made up of what will be a common pool.
The case is currently awaiting a recommendation from the Planning Authority's case officer, with a number of government entities still to provide their views on the project.
