In the first week of the decree’s implementation, Nicosia district self-governance organisations (Eoas) received 48 applications for fast-track approval.
This reflects strong interest from designers eager to expedite project timelines.
The new expedited process follows a decree by the Interior Minister, effective December 9, 2024 (published in the government gazette, p. 2783-2789).
The decree also permits designers and experts with pending applications submitted before the July deadline to re-file under the fast-track procedure.
Under this system, applicants must complete a special designer’s declaration form and submit it to local authorities or district self-governance organisations (Eoas).
If all requirements are met, permits are issued within 48 working hours, significantly reducing delays that previously hampered projects.
Authorities are encouraging designers across districts to adopt the simplified process, which enables faster project launches and helps clients secure owner-occupied housing more efficiently.
This initiative aims to streamline the construction sector and provide timely solutions for housing needs while maintaining rigorous compliance with planning regulations.
